Both Alameda (+2.96%) and Contra Costa (+2.50%) posted year-over-year single-family gains for the first time in over a year. Momentum is shifting back toward sellers across the East Bay.

INVENTORY HAS TIGHTENED

East Bay single-family inventory is down 27.38% year-over-year. Fewer homes on the market means stronger competition — strategy and a sharp offer matter more than ever.

HOMES SELLING IN ~13 DAYS

Single-family homes in both Alameda and Contra Costa are moving in roughly two weeks — about 7% faster than this time last year. Pre-approval and tour readiness are non-negotiable.

CONDOS FAVOR BUYERS

Alameda condos sit at 4.4 months of supply and Contra Costa at 4.2 — both buyer's territory. If a condo is on your radar, leverage is on your side right now.
